Why can't I do whatever I want, I own the house?
That's true
you do own your house and the land on which the house and a small (consult your
survey if you have a specific question) section by
your front walk. However,
the Association owns all other open property, turf, streets,
clubhouse and other infrastructure in Lake Ridge Club, which is known as common
property or technically as lot 77. Legally you can't buy a house in Lake Ridge
Club without agreeing to abide by the Lake Ridge Club Declaration. Please take the time to
familiarize yourself with this critically important document and the resultant
rules. Taking this step will avoid the potential of hard feelings and
misunderstandings. By the way, patios and drives are constructed on common
property but the Declaration allows these elements to be considered limited
common elements which are for the benefit of the individual owner. Any and all
maintenance for these elements is the responsibility of the owner except for seal coating blacktop
driveways.
The garage lights are not working?
The light bulbs may have burned out and need to be replaced. The
homeowner's association supplies special CFL light bulbs for
this purpose - please refrain from using any other bulb type. The association
will replace burned out bulbs at no charge provided you have signed the
standard release form. Contact the property manager for more information. All
of the exterior garage lights are controlled by a sensor which turns the
lights on at dusk and off at dawn. These sensors will operate inconsistently
if they become blocked by plant material or other obstructions. Removal
of the obstruction should alleviate this problem, if not, you will need to
contact an electrician. These lights must be maintained as they are a primary
source of light in the community and are required for the safety of all
residents.

What day is the garbage collected?
Thursday, except when there is a
major (check with the waste disposal company for specifics) holiday,
then collection is Friday. Residents are allowed to have garbage which
does not exceed the volume of two 40-gallon garbage containers. This garbage
must be placed curbside and may be placed the day before garbage pickup
but no earlier. Please make sure that all loose garbage is properly secured to
prevent it from becoming a nuisance in the community.

What do I do about bugs outside?
Throughout the year the Association has
received requests that we treat for various insect and animal problems. Some
of the requests have included but have not been limited to the following; removing
ant hills, treatment for carpenter ants including the removal of healthy
trees, wasps Japanese beetles, and even bull frog removal. The Association
does not provide individual treatment for any of the above problems unless an
imminent health safety issue is identified.

Does the sprinkling system waste potable water?
No city water is used to irrigate Lake Ridge Club. The ponds,
aside from aesthetics, serve several purposes. One purpose
is to act as a reservoir for water which is used to supply the sprinkling
system. Storm water is supplemented
with water from an irrigation well if water levels drop. This
system allows us to enjoy well-developed and lush green grass throughout
the growing season without using any potable water or regard to
watering bans and other restrictions which may be imposed by
Burr Ridge. Generally the sprinklers will run on east of Lake Ridge Club
Drive on Monday and Thursday, west of Lake Ridge Club Drive on Tuesday and
Friday. There may be other times when the situation requires and no
notice can be given.

I want to paint or change the exterior of my house?
Lake Ridge Club is an integrated community with consistent
architecture throughout the club. You are prohibited from making any
exterior changes to your home except as permitted by the rules or consented by
the Board. To make a change beyond those expressly allowed by the rules,
the request along with all pertinent details shall be submitted to the
management company. The Architecture Committee will evaluate your
requested change and make a recommendation to the Board which will make the
final decision. Also, exterior painting is a responsibility of the
Association and
the houses are painted on a rotating schedule.

I have a problem with...?
The best method to contact the Association is the special email account
manager@lrchoa.org. This email account features an auto alerting capability
to alert multiple, relevant (including the landscaper and webmaster) parties and creates a
audit trail for follow-up. Using this email will speed the response and ensure
your concern or complaint is responded to as quickly and efficiently as
possible. If you don't have or don't want to use email you may use mail,
fax or the telephone to make your concern known but that may slow the response
and resolution to your concern.

I need to fix something, whom do I call?
The residents maintain a list of tradesmen that have worked successfully in
Lake Ridge Club. This listing is not intended to be a recommendation or approved list of
vendors, rather, it is intended to be a list of services that some of the
residents have used with satisfactory results. No one involved with submitting
or maintaining this list shall be liable for any damages. Use of this

Why isn't my sidewalk shoveled or other snow
related concerns?
The snow removal program, paid for by a portion of the annual assessment
covers the removal of snow from streets, walks (snow removal from walks is not required by rule but presently is included with the overall snow removal
program) and
driveways. This work will only occur if the accumulated snow fall is greater than 2 inches in a 24-hour period. Months covered are from November 1st through April
15th. The contractor utilizes equipment designed to minimize any
damage to property including driveways. However it's inevitable that
minor damage may occur and it includes scratches and other minor marking on
driveways. This damage is considered normal wear and tear and no
repairs will be considered as it is not possible replace bricks and maintain
consistency with the older worn bricks.

What services are covered by my assessment?
This is a big question and cannot be fully covered in this limited space.
However, the total cost of operating Lake Ridge Club is derived from these assessments.
A partial list includes: landscaping, snow removal, garbage collection,
electricity to operate street lights, the irrigation system, exterior house
painting and a portion reserved for capital improvement projects, such as
street repair and replacement. On the other hand don't look to the
association to provide instant service or expect anything beyond the basics.
For example landscape maintenance is performed once a week, if you alert us to
a problem, that can be addressed under the terms of our landscape contract, the earliest
it can be resolved would be the next scheduled visit by the landscapers.
There is no help available on the days they are not scheduled.

May I park on the street?
The streets
of Lake Ridge Club are not designed to handle on-street parking while leaving adequate clearance for traffic.
In particular, clearance for emergency equipment is a very important reason why we need to observe this
restriction. Please use the off-street parking areas for guests and other overflow parking requirements whenever possible. The Chief of the
Tri-State Fire Protection District has stated that 18 feet of unobstructed clearance must be maintained at all times so
emergency vehicles can enter and perhaps save someone's' life or property.

What about Pets?
The rules of Lake Ridge Club places certain restrictions on pets. In general you may have
pets up to the limit
specified in the declaration and rules. You are responsible for your pet and must clean
up after them. A service that can assist you in this matter, which
has aided other residents in Lake Ridge Club.

May I plant my own flowers?
You may plant decorative plants in the flower beds immediately surrounding
your home as long as they fit in with the overall look and feel of
the community. Except to the limited extent permitted by the Rules, you
may not plant any fruit or vegetable producing plant. You are responsible for
all plants planted by you or any previous owner, including any required
maintenance. The Association and its vendors are not responsible for any
damage to this material. Should you have any questions concerning the
planting of any plant material around your home, please consult the rules for a
complete statement regarding this activity.

I have
delicate perennials, may I use protective cones in the winter?
No, this type of protective device is not allowed. However,
there are other methods which should help protect your plants. For example
"Rose Collars" can protect roses during the winter. Over mulching
or burlap coverings are other methods which may work
.

May I have a garage or Estate sale?
Individual garage and estate sales are prohibited.

Are boats, swimming or fishing
permitted in the lakes?
Neither boats nor swimming are permitted at any time. Lake Ridge Club does
allow fishing and, in fact, encourages residents and their guests to fish.
Catch and release fishing is encouraged to help maintain the variety and keep a
healthy fish population. All fisherman must have with them or easily
available the Lake Ridge Club fishing permit available from the management
company. Other state or federal laws
may apply.
What color and type of paint is used on my home?
Lake Ridge Standard for the cedar exterior trim is a opaque stain called
WoodPride manufactured by Glidden ( now known as ICI Paints) with a custom color
formulation. We call the color lake ridge club taupe and the color codes
are: 2600 WoodPride BLK 1P45, YOX 0P34, OXR 0P31, WHT 6P19 - Ext. White base -

I have dead landscaping around my home, what do I do?
Contact the manager with your concern
and they will notify the appropriate committee or vendor. The entire
process of inspection, determination and subsequent actions if any may take
considerable time. Your patience with this process is appreciated.

When are my bushes going to be pruned?
Or I am not happy with the way they are pruning.
Pruning in Lake Ridge Club begins around late May and continues throughout
the growing season. In general early growing and blooming plants like
Forsythia, Viburnum and Euonymus are pruned first but only after the blooms have
faded. This is because the blooms are produced on old wood and late pruning
would affect the plant’s blooms the following year. Other plants are pruned
later in the year but again AFTER their blooms have faded. Conifers and
evergreens have different requirements and require different techniques. They
are pruned at different times. In addition,
dormant pruning and/or fine pruning occurs from time to time. Because plant material coming into contact with a home can cause damage to
the structure, our vendors have been instructed to remove the offending
material upon notice or after being advised by the management. Residents are free to do minor additional
pruning to further customize the plants around their houses except they may NOT
perform severe pruning or shaping that affects the plants health or alters the
plants natural shape. Because mistakes and omissions can and do occur, send a
note to manager alerting us to any specific concerns about the pruning of plants
around your house.

Why am I not receiving emails from the Lake Ridge Club Web site?
Sometimes there are problems delivering Lrchoa email to
some of our residents. Most frequently the problem is caused by a spam filtering
system. If you are a resident but are not receiving any messages from Lrchoa to
your email inbox, please check with your mail administrator to make sure that
mail from manager@lrchoa.org, password@lrchoa.org and noreply@lrchoa.org are
allowed to be delivered to your mailbox, and to make sure that there are no
other problems preventing you from receiving your email.
Some email providers filter messages based on content,
subject line, or the sender's address and may put your email into a bulk or junk
mail folder. Please make sure @lrchoa.com is on your "approved sender" list or "whitelist"
and/or in your "contacts" or "address book". Occasionally an ISP will institute
mail controls that block your email completely without your knowledge. We often
do not even receive notice of such a block. The only solution to this problem is
for you to be aware what triggers your ISPs blockage and make sure they
understand you want to receive our email.
You may also wish to check the settings in your e-mail
program to make sure it isn't incorrectly flagging Lrchoa messages as spam. If
you find that your Lrchoa email is going to your trash folder or to a "bulk
mail" folder, then you will want to adjust your junk mail filter. If you have
recently installed a new email software or a new program to help defeat spam,
make sure you check the settings. The "defaults" are often much more restrictive
than you might wish.
